Water Damage & Moisture Inspection

Find the leak and map the wet before mold starts.

A water damage inspection locates active leaks and maps how far moisture has traveled through a structure. Mold Safe Solutions uses thermal imaging and moisture meters to document wet materials in San Diego County properties, usually before mold has had time to establish.

Why the first 48 hours matter

Mold can begin colonizing wet cellulose material within 24 to 48 hours. Catching a slab leak, a supply line failure, a roof intrusion or a shower pan leak inside that window is the difference between drying a wall and demolishing one.

  • Infrared scanning of walls, ceilings, flooring and slab lines
  • Moisture content readings recorded per material, not per room
  • Identification of the intrusion source: plumbing, roof, window flashing, grading, HVAC condensation
  • Documentation formatted for insurance carriers and property managers
  • A clear recommendation: dry in place, or remove and remediate

San Diego's specific water problems

Slab-on-grade construction across inland San Diego County hides pinhole copper leaks under flooring for months. On the coast, marine humidity keeps wall cavities from drying between events. Older stucco with failed weep screeds and 1970s galvanized supply lines are the two most common sources we document.

Water Damage Inspection FAQs

Can you find a leak without opening the wall?
In most cases yes. Thermal imaging plus meter confirmation locates the wet zone non-destructively, so any opening we recommend is small and targeted.
Do you do the water extraction and drying too?
We assess, document and can coordinate drying. Our focus stays on inspection, testing and mold remediation — call 619-332-3204 and we will tell you plainly what your property needs.
