Mold Inspection in San Diego County
Thermal imaging, moisture mapping and a 20–30 page report.
A mold inspection is a non-destructive investigation of a building to find active mold growth and the moisture source feeding it. Mold Safe Solutions inspects San Diego County homes and commercial buildings using thermal imaging, moisture meters and hygrometers, then delivers a 20–30 page report with photos, findings and lab results.
What our inspection covers
Mold is a moisture problem before it is a mold problem. Every inspection starts by locating water: a slab leak, a failed shower pan, roof intrusion, a condensating duct, or coastal humidity trapped by poor ventilation. We document what is wet, how wet it is, and where the water came from.
- Full visual assessment of accessible areas, including attics, crawlspaces and under-sink cabinets
- Infrared thermal imaging to reveal temperature anomalies behind walls, ceilings and flooring
- Pin and pinless moisture meter readings on drywall, framing, subfloor and trim
- Relative humidity and dew point readings room by room
- Air and surface sampling sent to an accredited third-party laboratory when warranted
- A written 20–30 page report with photos, meter readings, lab data and a clear scope of work
When you should schedule one
Book an inspection if you can smell a musty odor, if anyone in the household has unexplained respiratory or allergy symptoms that improve when they leave the building, after any water intrusion that stayed wet longer than 48 hours, before buying a property in a coastal or older neighborhood, or when a landlord or insurer disputes whether mold is present.
Why an inspection-only specialist matters
A company that also sells remediation on the same visit has an incentive to find work. We are mold-only and we tell clients regularly that they do not have a mold problem. When remediation is genuinely needed, you get a defined scope you can price against, not an open-ended emergency invoice.
